First floor level has a furnished kitchen, dining area, Living room with 50" HDTV, a Master suite with 26" HDTV (with king bed and walk in closet) and a Master bath that includes jetted whirlpool tub/shower. On the upper level of Snuggly you will find a 2nd bedroom with 19" HDTV (with a double bed), 3rd bedroom with 19" HDTV (with twin beds), hallway storage closet and a guest bath with two vanities (a medicine cabinet and plenty of cabinets, too!)

Arrival time is 3 p.m. If our FL vacation getaway lodging properties are ready prior, we allow early access at no additional costs. Departure time by 11 a.m.
It is our goal to provide you the cleanest Florida vacation getaway lodging. Registered guests only will be allowed access within our exclusive gated resort. Upon arrival, please report any damage or housekeeping concerns. We do our best to make sure your townhome is ready for your stay. We are available by phone from 7:30 a.m. - 11:00 p.m. Monday - Saturday and Sunday 7:30 a.m. - 9:30 a.m. (unavailable from 9:30 a.m. until 12:30 p.m. due to church services) and again available 12:30 p.m. - 11:00 p.m. For our guests arriving after hours, please make prior arrangements for your keyless entry code.
The indoor game room, fitness room, men's and ladie's restrooms (olympic size main pool -heated in season, and inground jacuzzi are open 7 days a week from 10 a.m. to 10 p.m. Outdoor pools/spa are available annually. Children ages 16 and under must be accompanied by an adult at all times-NO LIFEGUARD ON DUTY.
Owners are not Attorney's nor do they represent themselves in any way to be acting as Attorney's with the above polocies/disclaimers.
During your stay: You will be expected to turn all lights off when not in use and remove any/all trash, placing it in the dumpster at the exit of the resort. Please make sure the cabin is secure (electronic lock button pushed) during occupancy and before departing. Please do not turn air conditioner up or down drastically as it may cause unit to freeze up. Thawing time is approx. 3 hours that will prevent you having these services. We appreciate your consideration to keep costs low so we can keep our rates lower. Number of occupants must be in compliance with HUD standards/guidelines for the applied for unit.
AFTER EACH STAY: You will be expected to turn all lights off, place any/all dishes in dishwasher and turn on. Place towels in washer and turn on. Please place any/all linens/towels needing washing in first level bathtub, clean and remove lint from dryer and remove any/all trash, placing it in the resort trash compactor/dumpster upon vacating. Please set thermostate to 85 degress in air conditioning months and 50 degress in furnace-use months. Please make sure the townhome is secure (electronic lock button pushed) before departing by 11 a.m. All guest may call upon vacating. Shall damages occur, the guest agrees that they will accept full responsibility and will be charged accordingly.
DEPOSIT & CANCELLATIONS: Any/all deposit monies are non-refundable, no exceptions. Should you need to change your reservation dates, you may do so without penalty providing the change is processed at least 14 days prior to your arrival date. Please keep in mind rental rates fluctuate depending on the dates. The modified reservation amount may vary from your original. We will safeguard your reservation deposit for a period of ONE YEAR in a non-interesting bearing account that you may apply to any future booking. Advance reservation deposits are NOT held in an escrow account regulated by the Florida Real Estate Commission. Reminder: When cancellations occur less than 14 days from your arrival date, deposit is forfeited. A confirmation letter will be sent to you verifying whether your reservation is paid in full or a balance is due.
OCCUPANCY & HOUSEKEEPING & AMENITIES: Interim housekeeping is available for an additional fee. All rental units must be registered to and occupied by an adult 21 years of age or older. A copy of driver's license or photo I.D. may be required. Please limit occupancy to the maximum allowed and adhere to our no pet, no smoking and no candle preferences of the rental. There should be NO SMOKING WITHIN 25 FT. OF ANY/ALL FRONT ENTRIES NOR THROUGHOUT INDOORS at any/all times of occupancy. No pets, no smoking, no candles allowed during your stay. Guests will be required to pay $400.00 for reimbursement related to coil cleaning, deodorizing, pest control and/or applicable cleaning fees when these policies are neglected.
From time to time, appliances, swimming pools, hot tubs, cable TV, water, electricity, etc. may be out of order. We will not refund money due to issues beyond our control. Our intent is to respond as quickly as possible to make repairs and restore amenities. Outdoor grill-charcoal at renter's expense are to be used at your discretion and at your own risk. Owners/HOA are not to be held responsible for neglect,carelessnes or guest injuries under any/all circumstances when using grill and/or other amenities.
SWIMMING POOLS, LAKES/PONDS, JACUZZI/WHIRL POOL TUBS, CONSERVATION AREAS/RESORT AREA. ETC.: Our guests have access to 4 outdoor swimming pools. There are no lifeguards on duty and swimming is at your own risk. We also have one outdoor jacuzzi/whirlpool tub. There may be health risks associated with the use of the amenities. Each registered guest is responsible for informing their guest of the possible risks. Jacuzzi/whirlpool tubs (if included on property or inside townhomes), santizied and serviced for correct chemicals as per HOA requirements. City water is used to refill; small amounts of particles/debris may be present. All Pools/Jacuzzi/Whirlpool tubs are for enjoyment WITHOUT use of bathing products (soap, shampoo, bath oil, etc.). Please do NOT place salt pellets, bubble bath, gels, miscellaneous items, etc. within ANY of indoor/outdoor pool/jacuzzi/whirlpool tubs. Do NOT open the chlorine tablet holder either, as it will cause the water to become cloudy. Additional chlorine exposure to the skin, eyes and/or entire body can possibly cause cancer and/or be very harmful to the body. Do NOT ingest the water. Do NOT use for periods longer than 15 to 30 minutes depending on health; a clock is provided for your protection to adhere to. Physicians strongly discourage pregnant women from using these amenities. Should any of the above instances occur during occupancy, it is understood and agreed that you will be responsible for an additional fee of $200.00 for damages. DO NOT SIT/STAND/JUMP ON OR MISTREAT ANY/ALL TIMES. A $350.00 fee/charge will result in any/all damages to our townhome and/or amenities. Consult a physician if you have any questions or concerns before use of all amenities, etc. If you have previous health concerns, pregnancy, etc. You may call during regular business hours with any/all questions you may have concerning your any items within the resort. It is agreed and understood that the owners, and/or assigns/ HOA are not able to give medical or adivce related to Florida law. Children ages 16 and under are required to be supervised in the pools, amenities, lakefront and.or within townhomes or resort, etc. For everyone's safety, children ages 16 and under are required to be supervised at any/all times for use of any/all amenities .
In consideration of the execution to include all items within policy, guest(s) agree as follows:
Resident, any member of the Resident's household, or a guest or other person under the Resident's control shall not engage in criminal activity, including drug-related criminal activity, on, near or within sight of the rental premises. "Drug-related criminal activity" means the illegal manufacture, sale, distribution, transportation, storage, use, or possession with intent to manufacture, sell, distribute, store, transport or use a controlled substance including but not limited to marijuana or cocaine and/or illegal drug paraphernalia.Lead Warning Statement- Housing built before 1978 may contain lead-based paint. Owner(s), and/or assigns in no way guarantee the safety of their guest related to this gated/security guard entry resort. Owner(s) are not held responsible for guest satey or security.
MOLD: Mold consists of naturally occurring microscopic organisms which reproduce by spores. Mold breaks down and feeds on organic matter in the environment. The mold spores spread through the air and the combination of excessive moisture and organic matter allows for mold growth. Not all, but certain types and amounts of mold can lead to adverse health effects and/or allergic reactions. Not all mold is readily visible, but when it is, can often be seen in the form of discoloration, ranging from white to orange and from green to brown and black, and often there is a musty odor present. Reducing moisture and proper housekeeping significantly reduces the chance of mold and mold growth, agrees to report in writing any moisture/visible mold, mildew, musty odors or discoloration.
CLIMATE CONTROL: Tenant(s) agree to use all air-conditioning, if provided, in a reasonable manner and use heating systems in moderation and to keep the premises properly ventilated by periodically opening windows to allow circulation of fresh air during dry weather only. OWNER OR AGENT RECOMMENDS THAT AIR CONDITIONING IS USED AT ALL TIMES IF UNIT HAS AIR CONDITIONING.
DISCLAIMER.. I (we) agree that it is our duty to regularly test the smoke detector(s) and/or fire extinguisher(s) and agree to notify owner or agent immediately in writing of any problem, defect, malfunction or failure of the smoke detector(s) and/or fire extinguisher(s).
I (We) acknowledge and agree that owner or agent is not the operator, manufacturer, distributor, retailer or supplier of the smoke detector(s) and/or fire extinguisher(s)
I (We) assume full and complete responsibility for all risk and hazards attributable to, connected with or in any way related to the operation, malfunction or failure of the smoke detector(s) and/or fire extinguisher(s),regardless of whether such malfunction or failure is attributable to connected with, or in any way related to the use, operation, manufacture distribution, repair, servicing or installation of said smoke detector(s) and/or fire extinguisher(s).
Any/all guest acknowledges and agrees that owner and agent shall be in no way liable for the safety and security of any/all guest, noise/annoyance/disturbances, damage or injury to persons or property as a result of the use of the above. Guest agrees that no one else may use the waterfront amenities and it shall not be sublet or rented by guest. Guest agrees to notify owner or agent in writing of any hazardous conditions that may develop along the dock, lift or seawall if applicable. Guest agrees that Owners/HOA or its agent may withdraw any consent to use the dock at any time if previously given. Guest agrees that owner shall not be required to maintain any of the waterfront amenities if present including but not limited to any dock, lift and/or seawall if present. Guest agrees to remove any boat or watercraft if requested by owner or agent at any time. Guest may not make any modifications, alterations or additions to the waterfront amenities. Any use of waterfront is at Guest(s) own risk and guest agrees to indemnify owner and/or agent for any injuries or damages suffered to guests arising out of the use of the waterfront amenities. Guest agrees to be liable for any damages caused to the waterfront amenities due to guest use. Display of USA Flag in accordance with 2004 Fl Law Number of occupants must be in compliance with HUD standards/guidelines for the applied for unit..
WEATHER & DRIVING DIRECTIONS: Our FL vacation lodging rentals have easy access on paved streets conveniently located in Kissimmee. Though significant winter storms are rare, you may require a 4 wheel drive and/or tire chains. If concerned, please call for a weather update. Road surface conditions are not guaranteed at any time. No changes or refunds will be given for fear of curvy or wet roads. There are no refunds given due to weather. We do not provide transportation or take responsibility for towing service. Once you arrive and have checked into your townhome, we are unable to change units or offer refunds if weather changes.
LOST & FOUND: We are not responsible for lost or stolen items. Please check thoroughly prior to your departure for any personal belongings. We are not responsible for items left behind. If you realize you have left an item behind, please call and every effort will be made to locate the item.
CRITTERS & WILDLIFE: Please remember you are in the a waterfront resort. Each unit is professionally treated for pest control on a regular basis. Occasionally a few critters could make their way back inside. In these rare instances, no refund will be given. In such a case, notify the office and we will make every effort to resolve the issue in a timely manner. Please do your part by keeping windows and doors closed and all trash in appropriate receptacles.
